LOCATION
The ranch is approximately 88 miles north of Billings, MT, 22 miles from Grass Range, and 52 miles from Lewistown, the Fergus County Seat. Grass Range has Kindergarten through 12th grade and is a small ranching community. Billings, the largest city in Montana, offers all services one would expect from a community over 100,000.

Ranch Operation:
The ranch has been historically run as a diversified cattle, hay, and small grain unit. Seasonal grazing with pairs or yearlings utilizes the forage plus allows cleanup of the irrigated ground. Yearlings have typically gone over 2.5 lbs a day gain. It lends itself well to any kind of livestock production with the option of continuing crop and hay production or converting to irrigated pasture.


Water:
The heart of any ranch is its water resources. The 16 Ranch Crossing has some of the earliest water rights in the area. They have 400 inches out of Flatwillow Creek which originates in the Snowy Mountains and 250 inches out of Durfree Creek that originates from an estimated 700 gallons a minute spring in the mountains just above the ranch. There is a 90 acre foot reservoir at the lower end of the ranch with a spring estimated at 900 gallons a minute. This reservoir is maintained by the neighbors who own the irrigation rights from the springs that fill it. The well at headquarters is estimated to produce 30-40 gallons a minute and services the home and corrals. Another untapped water resource is an exploratory oil and gas well that is 1,760 feet deep and plugged with a bentonite core. The owner says before it was plugged it flowed water under substantial pressure shooting seven to eight feet from a 2” pipe.

Wildlife and Fisheries:
The ranch is home to mule deer, whitetail, and antelope with occasional elk moving through. The Snowy Mountains offer public access to one of the reputation big game hunting areas in the State. Flatwillow Creek running through the ranch is the dividing line for hunting districts for deer and elk with unit 530 south of Flatwillow Creek and 411 north of Flatwillow Creek. The ranch also supports pheasants, Hungarian partridge, sharp-tail grouse, as well as ducks and geese.

Upper Flatwillow Creek is a largely unknown trout fishery supporting Brown and Brook Trout. The creek never dewaters through most of the ranch.

If the new owner wanted to enhance wildlife and fishery habitat there are numerous possibilities given the tremendous water resources and the location of the ranch.
